CertainTeed Attic Air Sealing: The Palo Alto Owner’s Guide

Which CertainTeed Models This Applies To

CertainTeed’s attic air sealing products fall into two main lines: the MemBrain smart vapor retarder system and the CertaSeal family of acrylic sealants and tapes used at top plates, electrical penetrations, and duct boots. MemBrain is the sheet-good membrane that changes permeance with humidity - it goes tight in winter to block moisture, open in summer to let walls dry. CertaSeal products are the beads and tapes applied at seams and penetrations. If your attic has a CertainTeed system, you’ll find the membrane labeled every 24 inches with “MemBrain” and a lot code, or the sealant cartridges marked CertaSeal PRO or CertaSeal FOAM.

The compatibility gotcha in Palo Alto’s older stock - especially the ranch homes and Eichler-influenced builds near Midtown - is that MemBrain from 2012-2018 was manufactured in 8-foot widths, while current rolls are 10-foot. Matching a patch to an older install means ordering the correct width or accepting a seam that needs proper taping, which we don’t recommend hiding under new insulation. For CertaSeal, the PRO line (gray cartridge, 10.1 oz) bonds to damp surfaces, which matters in coastal Palo Alto attics where morning fog drives humidity; the standard line won’t cure above 85% RH and we’ve seen it fail in June when the marine layer lingers.

• Hot or cold spots on the ceiling directly below the attic. Air is bypassing the insulation through gaps in the sealing layer at top plates or can-light housings. The MemBrain may be intact but the CertaSeal bead has cracked from thermal cycling - Palo Alto sees 40-degree swings between January nights and August afternoons.
• Dust streaking on insulation batts or blown-in material. This is filtration - conditioned air is moving through the insulation, carrying dust that deposits on the fibers. The attic floor is leaky despite the insulation depth looking adequate. We see this most in homes where insulation was added over an unsealed floor, which violates the sequence we follow.
• Musty odor from attic access in late summer. MemBrain that has torn or been punctured by wiring or ductwork is allowing moisture to reach cold sheathing. In Palo Alto’s Mediterranean climate, the problem peaks September-October when warm moist air hits roof decking that cooled overnight.
• Ice damming or water staining at eaves after rare freeze events. Even Palo Alto’s mild winters produce enough stack effect - warm air rising and pulling cold air in at the base - to melt snow at the ridge if attic air leaks are severe. The refreeze at the eave dams water. CertainTeed systems that failed at the chimney bypass or party-wall gaps are common culprits in duplexes near Professorville.
• Blower-door test shows minimal improvement after “insulation only” work. If a previous contractor blew cellulose or fiberglass without sealing first, the CFM50 reading barely moved. The insulation is filtering air, not stopping it. We document this regularly on second-opinion calls.

Here’s what’s safe to check yourself: look at the attic floor from the access hatch with a flashlight. If you see torn MemBrain, blackened or cracked sealant at light housings, or daylight through the top plate where the wall meets the ceiling, you’ve found the problem. Take photos - they’ll help any contractor scope the work.

Here’s where DIY goes wrong. Attic air sealing requires working at height, often near live electrical, in heat that hits 140°F in a Palo Alto attic by noon in August. More critically, depressurizing a house during blower-door verification - the only way to prove the sealing worked - can backdraft gas water heaters or furnaces if combustion safety isn’t checked first.
